1. Length of stay
- Length of stay
- The tenant has the house at their disposal from 16:00 on the day of arrival until 12:00 on the day of departure. We would like to ask you to respect these limits on the day of departure, so that our custodians have time to go through the houses before the next guests arrive.
- Main points on arrival
- Bed linen and towels are in a basket on the kitchen counter and utensils in the linen cupboard. It is important to check straight away that the main equipment works. Here one should above all mention the hot tub, grill, oven and hob. Mattress protectors must be on all beds. Guests bring their own sheets and duvet covers.
- If anything is amiss
- If anything is lacking with regard to conduct, cleaning or dealings, if something gets damaged or you wish to pass on a message, please let the custodian know straight away on arrival. It is good to take photographs of what is wrong and send them to olfusborgir@olfusborgir.is, or fill in the comment form „Orðsending til umsjónarmanns“ (Message to the custodian). If the cleaning is lacking, the house may be cleaned at the tenant's expense. The holiday houses are our common property — let us treat them with care and respect.
2. Service
- Custodian
- It is always possible to send an email to olfusborgir@olfusborgir.is if there are any questions. Emails are answered as soon as possible, at the latest the next working day. The custodian can be reached on telephone 510 7578.
- Custodian phone hours
- Custodians are available during phone hours at the following times: • Working days: 09:00–17:00. • Fridays: 09:00–20:00. • Saturdays: 10:00 - 14:00. • Sundays: Closed. NB! It should be reiterated that calls outside office hours which are not classified as emergencies will be charged to the tenant.
- Custodian on-call hours
- If an emergency occurs outside the phone hours of the custodian or the opening hours of the service house of the holiday village, it is possible to call 510 7578. There, choose „samband við umsjónarmann“ (contact the custodian). Please note that you should only call during on-call hours if there is an emergency. Examples of emergencies: • The house has no water. • Power cut. • Major damage — e.g. broken windows or doors that do not close. Minor faults (e.g. a hot tub or grill that does not work) are therefore not classified as emergencies and tenants will be charged for the cost of calls that do not concern such matters.
- The emergency line 1-1-2
- In the event of fire or serious injury to people, the emergency line 1-1-2 must always be contacted. The emergency line may also be called when: • Life or health is in danger. • Fire or smoke is seen. • Serious injuries, accident or illness incidents occur. • Violence, threats or a break-in takes place. • Great danger approaches, e.g. due to natural hazards. • Immediate assistance from the police, fire brigade or ambulance is needed. To ensure safe and prompt assistance, provide clear information about: • Who is calling? • Where the incident is? (exact location) • What has happened? • When the incident happened? • What the conditions are like? (e.g. whether the fire is large, how many are injured, etc.) It is important to stay calm, answer the questions of the appropriate emergency service and follow all instructions until assistance arrives at the scene.

Such conduct can lead to expulsion from the house, refusal of further rental and, where applicable, a report to the police. If any questions arise or you need to pass on information, you can contact the custodian on site during opening hours. The holiday houses are your common property as members. Good conduct is in your interest.
4. Practical information
- Main equipment
- The house is well equipped for general use and contains the main equipment for 6 guests. There is a well-appointed kitchen, tableware and furniture that contribute to a comfortable stay, along with sleeping arrangements and other necessary equipment for guests. Refrigerator, baking oven, hob, microwave and dishwasher are available. There are chairs for 6 people and 1 high chair. Plates, glasses and cutlery for 6 people. Wireless network. Gas grill. Duvets and pillows are for 6 people. One cot.
- Grill
- In each house there is a gas grill, grill brush and grill utensils that guests can use. It is important to clean the grill well before the holiday house is returned. Best is to heat the grill, brush well over the grid and empty the grease tray under the grill. NB! Do not grill right up against window panes (they can break from the heat). It is important to keep watch over the grill in use because of the fire hazard.
- Gas
- By each house there are 2 gas canisters. If both canisters are empty, the custodian must be contacted during opening hours.
- Television
- In each house there is a television and a remote control. In some houses smart televisions have been installed (in which case the remote control is unnecessary). The smart television offers the possibility of connecting to the main streaming services such as Netflix, Youtube or other similar entertainment. It is also possible to watch RÚV television broadcasts through smart apps. The remote control offers the possibility of watching RÚV television broadcasts together with general radio broadcasts.
- Waste disposal
- Guests are asked not to leave waste outdoors in order to prevent vermin being attracted to it. Remember to sort and return waste to the bins which are located by the service house on the site. The bins are located on a paved area by the service house.
- Snow / snow clearing
- Snow clearing on the main paths is the responsibility of the holiday village, but guests must themselves clear the paths to the houses, and this is often needed. In winter, snow shovels are stored outside on the slopes by the houses.
- Electric vehicles
- Because of the great fire hazard, electric vehicles must not be charged by the house at all; its wiring and connectors cannot withstand such charging. Charging stations can be found at the service centre or in Hveragerði.
- Quiet on the site
- According to the rules of the holiday village, quiet must have fallen on the site by 22:00. If serious incidents occur, it is right to contact the police in Selfoss on telephone 444 2000 and to call during the on-call hours of the custodian. This is necessary so that the custodians can respond.
5. Safety
- Safety equipment
- It is important to familiarise yourself with the location of the main safety equipment, such as fire extinguisher, smoke detector, fire blanket and first-aid kit. It is also useful to familiarise yourself with the escape routes both inside the house and off the site, as well as where the assembly points are located. This makes safe responses easier in an emergency. There are at least two smoke detectors in each house. Fire blankets are on the wall in the kitchen. The fire extinguisher is located in the entrance hall. The first-aid kit is located in a cupboard in the kitchen. For emergencies due to sudden illness or injury, contact 1-1-2.
- Property number
- The property number is the identity number of the building registered in the property register; it indicates the location of the building and is an important factor for emergency responders. The signs are visible on the outside where access to the house is.
- Fire extinguisher
- Water mist extinguishers are fire-fighting equipment which smothers fire with a fine water mist that reduces heat and oxygen. They are well suited for fires in solid materials (A), flammable liquids (B) and also fires in cooking oil and fat (F).
- Fire blanket
- A fire blanket is fire-fighting equipment which smothers fire by closing the flame in and depriving it of oxygen. It is used among other things to extinguish fire in a pot or pan and also when clothes catch fire, in which case the blanket is wrapped tightly around the person to smother the fire. The fire blanket is released from its housing, spread out and laid over the flame until the fire is smothered, and then held still until the danger has passed. The fire blanket is located on the wall in the kitchen near the hob.
- Smoke detectors
- Smoke detectors detect smoke early and warn of danger with loud alarm sounds. They increase safety by giving a head start in responding to fire. In each house there are at least two detectors and it is advisable to test them on arrival to ensure that they work correctly.
- First-aid kit
- The first-aid kit contains basic equipment (plasters, scissors, wound dressings etc.) and is intended to provide first aid for minor injuries. To ensure that it is complete and available, the custodian is asked to be informed if anything is missing, for example by recording it in a message to the custodian. If more serious injuries occur, assistance must be sought from healthcare staff, for example at a health centre or hospital.
- Escape routes
- There are two escape routes from the holiday house: the main door and the balcony door. It is important to keep these routes clear and free of obstacles so that the house can be left quickly in an emergency. Escape routes off the site must be easy to follow and clearly marked so that it is possible to reach a safe place quickly in an emergency. It is important to keep these routes open and free of obstacles at all times. Escape routes off the site are the main gates and paths which lead from the site and to safe places. In an evacuation the escape routes are followed off the site and onward to the assembly point, where it can be confirmed that everyone has got out. Guests are advised to familiarise themselves with the escape routes on arrival to ensure a safe evacuation if fire or another hazard arises.
6. The hot tub
- The hot tub
- The hot tub is part of the equipment that comes with the house and it is important to treat it well. Special attention must be paid to the lid, handle it carefully and ensure that it is correctly secured when the tub is in use. Follow the instructions on use, refilling and cleaning. Guests are responsible for cleaning the tub on departure and the custodian goes through it between rentals.
- The lid
- The lids on the hot tubs are delicate and therefore it is important to make sure they do not slam down, as that can cause damage. Also avoid climbing or stepping on the lids for the same reason. It is also important to ensure that the lids are securely fastened when they are open, so that they do not unexpectedly fall down and cause injury or damage.
- Settings for the hot tub
- The control unit for the hot tub is located on the wall by the tub. There you can find all the main information on refilling, emptying and cleaning the tub. The tub has a sieve filter, which means that the water renews itself regularly to ensure hygiene and good water quality. Note: If the tub has been emptied it can take up to 4–5 hours to fill it fully and reach the desired temperature again. It is therefore good to allow for this time before the tub is used again. Remember to check the temperature in the tub with your hand before getting in to ensure that the water is pleasantly hot.
- The water in the tub
- Because of the natural mineral content of the geothermal water in Ölfus, foam, film or minor deposits can form in the hot tub. This is due to a high proportion of minerals and other natural substances in the water. Such formation is common and normal and does not affect hygiene or water quality. These are therefore not impurities, but a natural consequence of the composition of the water and its interaction with heat and use.
- Cleaning the tub
- Guests are responsible for cleaning the hot tub at the end of the stay, as part of the general cleaning. Instructions on cleaning, emptying and refilling are on the wall by the tub. The custodian also goes through the hot tub between each rental to ensure correct condition, water quality and hygiene. This inspection does not, however, replace cleaning by the tenant.
- Tub temperature during winter months
- In winter, when severe cold sets in, it can be difficult to ensure a constant or perfect desired temperature in the hot tub. Heating takes longer time in frost and the temperature of the water can fluctuate according to weather conditions, since the forces of nature affect the heat conduction and renewal of the water. This is considered normal under winter conditions and cannot be entirely prevented. It is therefore not always possible to ensure the desired temperature in the tub when conditions are very cold, since the weather has a direct effect on heating and water temperature.
7. On departure
- On departure
- On departure guests must make sure the house is in order and follow the instructions that apply to finishing and cleaning. The aim is to leave the house in good condition for the next guests, and the following points are part of what is required on departure.
- Main points on departure
- Guests are responsible for the house being cleaned according to the rules. The house, the outdoor area, the grill and the hot tub must be cleaned. Follow the checklist on cleaning. Make sure that the television is set to English and that the remote controls are present. The wall thermostats must be set to 20°C. Do not under any circumstances take the heat off the house. Remember to close all windows, leave inner doors open and outer doors locked. Remember to put outdoor furniture and the grill on the deck in order. The information folder is left on the kitchen counter. Record in a message to the custodian if anything is broken or needs repair. Dirty towels must be left in a bag or in cleaning cloths by the outer door. If the cleaning is not satisfactory, a cleaning fee will be charged to the tenant.
- Finally
- We hope that the stay met expectations and gave a good experience. It would be our pleasure to have you back in the future. — The holiday village Ölfusborgir
